First engagement event success

Our first in-person community engagement event took place on Saturday, 5th October, at Katie’s Statue, and it was a great success!

We would like to extend our thanks to everyone who came along and shared their valuable feedback. 

We interacted with a vast range of community members in Harrow whose input will help shape the Poets Corner Consultation and future events.

Join us at Katie's Statue to have your say

Thank you for showing an interest in the regeneration proposals for Poets Corner. 

Join us this weekend for the first engagement drop-in event on Saturday 5th October, 11am – 2pm in Harrow town centre, near Katie’s Statue. Come along to meet the team, find out more about the proposals.  There’ll be free children’s art and craft activities – look out for our gazebo!

  1. Where is Poets Corner?


The Poets Corner regeneration is on the site of the former civic centre. It’s located close to Harrow & Wealdstone station on Station Road. To the east – the front of the site is Station Road and Railway Approach; to the north, Marlborough Hill; and to the west and south, Milton Road. 


  1. What kind of homes will there be?


The majority of the homes will be one- and two-bedroom homes as these are best suited to the local rental market.  We are also including some family-sized homes within the development. 


Build-to-rent homes are purpose-built homes for rent rather than to sell to individual homeowners. There’s demand for this type of housing as fewer people are looking to own homes and tenants are looking for high quality and professionally-managed homes in good locations. 


  1. How is it different from earlier proposals?


Proposals for Poets Corner and the decision for the council to move from the former civic centre was agreed before the May 2022 local elections. These proposals – which have now been rejected – included a scheme featuring a new primary school and new buildings up to height of 17 storeys. 


The new plans increase the amount of open, communal areas for residents to enjoy. These green spaces will contribute to the overall well being of the community and offer opportunities for recreation and relaxation. 

Poets Corner is a central, strategic site in the borough – identified as an Opportunity Area in the London Plan. As the council has now relocated, it is important to maximise the space for new homes to help meet Harrow’s housing need. 

More homes are proposed and the spacing of buildings across the site has been carefully considered to reduce the height of the tallest building. 

A new school is no longer needed on this site. Demand for primary school places has fluctuated over recent years and the latest projections confirm there will be sufficient school places to meet future demand and additionally a new primary school is planned for the Harrow View area.


  1. How many car parking spaces will be available?


Currently, the site has a large area of parking linked to the former civic centre. Redeveloping the site means this will no longer be available. The site is served by five bus routes, Bakerloo Line and London Overground services every 15 mins from Harrow and Wealdstone and four fast trains an hour into central London. 


As the site has such good public transport access, in accordance with London Plan policy, Poets Corner will be expected to be designed as a car-free development. 34 disabled car parking spaces will be provided as well as space for car club vehicles. Secure cycle parking will also be provided.


  1.  How will you stop new residents parking on surrounding streets?


Surrounding roads are within a controlled parking zone (CPZ). To prevent new residents from parking on local roads, they will be restricted from access to permits within this CPZ, therefore protecting these spaces for existing residents. 


  1. When will a planning application be submitted?


Following this public consultation, it is hoped a planning application will be submitted in late 2024.
